How to read property management lead quality

Evaluate property-management leads by checking owner authority, property type, unit count, market, service need, timing, and consult or proposal outcome.

A property-management inquiry is useful when the owner, property, market, and service need fit the company. Equipment and home-service job criteria do not apply.

Read the evidence in three passes.

Step 01

Check portfolio fit

Confirm owner or decision authority, property type, unit count, location, current management setup, and requested service.

Step 02

Check timing and need

Record the management problem, desired start date, decision process, and access needed for a useful consultation.

Step 03

Check the result

Separate poor-fit inquiries from consultations, proposals, signed management agreements, and referrals.

What a useful result looks like.

The result should show which sources produce owners with suitable properties and which inquiries advance to a consultation or proposal.
